Sources and scope
Prefer official government, regulator and public-data sources for legal, tax and statistical claims. Explain which UK nations the guidance covers, and give claim-specific references rather than using a general link as proof of every statement.
Historical investigations are labelled historical. Industry membership is not regulatory approval, and an area price index is not an individual valuation.
Review dates and monitoring
A source-review date records an actual editorial check; it is not advanced automatically by a deployment or weekly data refresh. Existing reused guidance retains its previous review date until checked again.
Validated market releases can update displayed figures automatically. Legal or tax source changes are flagged for human review instead of rewriting advice. Failed data imports retain the last validated snapshot.
Illustrations, AI and assumptions
Generated images are illustrations, not actual sellers, advisers or transactions. AI checklist output is probabilistic and must not be treated as a survey or professional advice.
Calculator default fees, times and condition discounts are explicitly labelled assumptions. A citation to old market research does not establish a current precise range.
Independence and corrections
The site does not buy homes, collect sales leads or endorse a listed company. Advertising, affiliate arrangements and the commercial model remain unconfirmed; any future paid relationships must be disclosed.
This site is independent of the former domain owner. Direct contact details remain unconfirmed; they must be verified before an operational corrections or privacy-contact process is advertised.
Sources & review
Last reviewed:
This describes the current application and publishing approach, not professional legal advice. Publisher contact details, operational privacy arrangements and a final legal review must be confirmed before launch.
Review dates record our source check, not the date a rule took effect. Rules can change; check the linked guidance before acting. Legal processes differ across the UK.
