Authority and contractual commitment
Tell your solicitor about all owners, tenancies, estate administration and court orders. Check any restrictions before signing. The binding stage differs by jurisdiction and sale method.
The money available after sale
Ask the lender for a redemption statement and compare all seller fees in writing. Include secured loans and repayment charges. Do not assume your outstanding mortgage is deductible when calculating a capital gain.
Tax and the next move
Check Private Residence Relief and any reporting obligations with HMRC or an adviser. A second-home, rental or inherited-property sale may need specialist calculations.
If you are buying next, allow for the relevant national purchase tax, legal work, surveys and moving costs. Our next-home tool is a rough affordability illustration, not a lender offer.
