Read the reporting period first
House-price releases lag completed sales and can be revised. A weekly source check does not mean new prices are published weekly. Use the displayed period when comparing data, not the date you visit this page.
If an import fails, the site retains the last validated snapshot. Read any freshness warning before relying on the figures.
Averages are not individual valuations
Index averages combine many transactions and adjust for the mix of properties sold. Your home’s condition, size, tenure, location and buyer demand can differ from that average.
Use relevant sold comparables and independent valuations alongside regional context. England and Wales sold-price records can also lag and do not include bedrooms or condition.
Translate trends into questions, not guarantees
Ask an agent what current local demand and comparable transactions suggest for your property. Ask a cash buyer to explain its offer assumptions and inspection conditions.
No change in an index establishes a particular discount or completion timetable. Compare written net proceeds and dependencies using your own finances.
Official house-price context
Official market figures are awaiting a successful import. No national average is used as your property's value.
Monthly UK House Price Index figures provide area-wide context—not a valuation, comparable sale or cash-offer prediction. Releases lag and may be revised; local property type and condition matter.
